THE LANDMARK

Client: Pafilia
Location: Limassol, Cyprus
Building Type: Mixed Use
GFA: 55,000 m²
Status: Concept

Limassol Landmark is a visionary mixed-use development that seamlessly blends public parking, retail spaces, recreational areas, and a luxury residential tower featuring a spa, gym, and health club. Drawing inspiration from its prime coastal setting, the design ensures that every apartment enjoys uninterrupted sea views and spacious terraces, promoting the Mediterranean lifestyle of alfresco living. These generously sized verandas not only provide expansive outdoor spaces but also serve as functional shading elements, reducing heat gain and minimizing the building’s cooling load during the summer months.

  • The crown jewel of the development is the collection of duplex penthouse skyhomes, offering breathtaking views of the sea and the Limassol skyline as a dramatic backdrop. These sky-homes epitomise exclusivity and luxury, with expansive living areas that flow out to landscaped terraces complete with infinity-edge plunge pools, embodying the ultimate in elevated living.

Sustainability is at the forefront of the design, with a range of energy-efficient technologies incorporated to reduce the environmental impact. These include an integrated solar water heating system, a borehole cooling system, heat recovery for the service plant floors, high-efficiency lighting, and advanced lighting control. Additionally, the building meets stringent U-value and air leakage standards, enhancing its overall energy performance.

At street level, the design fosters social sustainability and enhances urban living conditions. By prioritising permeability and connectivity, the project includes a vibrant and accessible hub for the city. Public parking and easy movement through the plaza ensure that the development becomes a dynamic and attractive space for residents and visitors alike, day and night, all year round.

The retail component, spread across two floors, is carefully designed with shaded canopies to enhance the user experience. Transparent façades invite engagement with the public and offers a seamless connection between the shops, restaurants, and the surrounding public square. The masterplan is grounded in the creation of distinct spatial and circulation hierarchies, providing a strong sense of arrival, freedom of movement, and a unique identity for this landmark development.
