The Park Hotel proposal envisions the transformation of an outdated three-star hotel and marina into a premier destination, with 200 berths and an elevated design standard inspired by its unique Mediterranean setting. The concept prioritizes seamless guest experiences, with all 240 high-end luxury guest suites and serviced apartments offering panoramic views of the Adriatic Sea and the historic town of Rovinj. Expansive terraces further enhance the alfresco living experience, maximising engagement with the coastal environment.

The design harmonizes with the site’s natural features, situated along the “lungomare” promenade and backed by a wooded hillside. The architecture filters views in both directions, creating fluid connections between the waterfront and the upper esplanade. Four triangular pavilions are linked by an elevated reception floor, while the suites are accessed via naturally lit central atriums, fostering an open, airy feel throughout.
At ground level, the pavilions are connected by a thoughtfully designed sequence of leisure spaces, ranging from lively swimming pools to serene terraces and courtyards, offering a balance between vibrant social environments and private, tranquil retreats. The use of cutting-edge energy-saving technologies, such as integrated solar water heating, heat recovery for service plant floors, high-efficiency lighting with smart controls, and natural ventilation systems, ensures that the hotel operates sustainably throughout the year.
Special attention has been given to optimising the hotel’s functionality for seasonal tourism. During the busy summer months, the design maximises the use of outdoor spaces, creating dynamic and engaging environments. In the colder season, energy-saving strategies minimise waste and reduce energy consumption, ensuring the hotel operates efficiently and sustainably year-round while maintaining high standards of comfort for guests. This holistic approach to design demonstrates a commitment not only to luxury but to environmental stewardship as well.
