Santa Rosa is an iconic asymmetrical landmark tower situated in the heart of Nicosia’s emerging commercial district. This mixed-use development seamlessly integrates offices, luxury apartments, and retail units, offering a dynamic environment where business, living, and leisure coexist. At the crown of the tower, an open-air terrace provides users with breathtaking views of the surrounding mountains, creating a unique space for entertaining staff, clients, and visitors while enjoying the vibrant urban landscape.

The tower’s design is a response to the diverse demands of climate, culture, and economics, employing an integrated approach to create an inspiring and adaptable work environment. Flexibility is at the core of the office spaces, with the potential for single or multi-tenant occupancy on each floor, all centered around a shared lobby. The double-skin curtain wall system not only enhances views but also optimises natural ventilation, reducing reliance on mechanical systems. The light structure of the outer façade acts as a shield for the double-glazed inner façade, contributing to energy savings and thermal comfort.
Encompassing 37,800 m² of floor space, with basement car parking and rising 29 storeys, Santa Rosa maximizes its modest footprint. Natural daylight floods the interiors, while the ventilation system efficiently channels fresh air through the floor. The design minimises the ceiling void to accommodate the lighting grid and sprinklers, ensuring a sleek and functional interior layout.
Sustainability is at the forefront of the Santa Rosa project, with energy-saving measures such as natural ventilation, daylighting, and the use of high-performance glazing. These elements not only reduce the building’s operational costs but also align with environmentally responsible practices.
