The Oval is designed to elevate the working environment, offering an integrated solution that aligns with local climatic conditions and sustainability goals. The project reflects the client’s vision of creating a prestigious, recognisable address—a smart building that minimises energy consumption while promoting staff well-being and social interaction within its grounds. Located in the heart of Limassol’s thriving business district, The Oval stands as a landmark of modern office design. Its unique, pebble-inspired shape, drawn from the rounded stones of Limassol’s shoreline, creates a striking contrast against the urban landscape, establishing it as a distinctive corporate address.

True to HKA’s design philosophy, The Oval is tailored to the local climate, environmental context, and future market demands. The building offers flexible office configurations, optimising the use of space for productivity and efficiency. All units are oriented to maximise sea views, while the layout ensures abundant natural light and cross-ventilation, enhancing both comfort and energy efficiency.
The external envelope of the building plays a critical role in climate control, reducing solar gain and maintaining environmentally friendly working conditions. South-facing verandas on each floor provide necessary shading to reduce heat, while the eastern and western facades are shielded by a rainscreen cladding system. A parametric design approach has refined the double curved façade, cladding minimising the number of unique panels and ensuring a sustainable, cost-effective solution.
